The continuing journey of leasing success: From over 60,000 sq m leased last year to more big names signing in 2024
Despite the challenging macroeconomic environment, our leasing teams have proved that forward-thinking brands seek high quality, sustainable workspaces to support their business outcomes and promote their employees’ well-being. In 2023, our teams successfully completed transactions for over 60,000 sq m of new leases across our projects – equivalent to five Trafalgar Squares. The total annual income (ERV) represented by the signed contracts in 2023 was €18.4 million.
Strong leasing results in Slovakia, Poland, Hungary, and UK
Last year, our teams leased the most space in Slovakia, 27,400 sq m, followed by Poland with 26,800 sq m. In Bratislava, the country’s tallest office building, Nivy Tower, stole the show, providing more than 50% of the local leasing team’s results, emphasizing the demand for our premium projects.
In Agora Tower, part of inspiring business & lifestyle hub Agora Budapest, our leasing team secured contracts over a total area of 2,400 sq m. Meanwhile, in London, at our new net carbon zero workspace, Worship Square, the team reported pre-leasing a further 3,000 sq m.
Welcoming new brands
Our well-being and sustainability focused workspaces across Europe have continued to attract an intriguing collection of innovative brands. For instance, Allianz Technology, specialising in delivering full-scale end-to-end solutions for Allianz Group, is now headquartered in Nivy Tower in Bratislava. They will join their neighbours in our new business district which include Astra Zeneca, a pharmaceutical leader, and the office space experts from Regus.
In Varso Tower, one of the Warsaw’s most spectacular developments, we have welcomed Baker McKenzie, Foster+Partners, and Atlas Ward, all leading companies in their respective sectors.
In Budapest, Agora Hub is now home to Carl Zeiss, the pioneer of optical science, and Kinnarps, the interior design specialists. In Germany, data-protection company Cerberus will expand its business in DSTRCT.Berlin, while economic consultancy Frontier Economics is moving its headquarters to Worship Square in London.
Attracting market-leading occupiers
The first quarter of 2024 builds upon the strong foundation established in 2023. In March, one of the most renowned retailers, Lidl, decided to relocate their headquarters into our Apollo Nivy project to establish a brand new workspace and a training facility, taking up almost 9,000 sq m of space. Another great success was seeing fintech company Wise choosing Worship Square in London as its new home for their local team, agreeing to pre-let 7,700 sq m.
We are thrilled to witness our assets across Europe continue to attract brands with similar values, prioritising people and the planet and supporting positive daily experiences. Apart from fulfilling the strictest well-being, environmental and technical requirements, our workspaces are also centrally located in European capitals. They offer premium accessibility at transport hubs, helping employers attract teams to inspiring workplaces.
