Purpose of the role

About the role
The role of the UK Product Design Manager is to summarise and implement company know-how into development projects in concept creation stages of the project, and thus to link the development of project with the product’s unique value proposition.

About the team
The Product Design’s team is to own and drive the design development process, decision making, design programme and deliverables from the external design team to achieve the commercial and technical outcomes of the project, whilst also coordinating the product design with internal and external stakeholders to achieve timely and quality delivery of the product.


Business Planning Phase:

• Supporting the Development Manager (DM) in the general project management and project leadership and setting of project processes and achieving objectives.
• Contributes to the value proposition creation of the project, takes a crucial part in defining requirements on concept
• Contributes to the selection of the external concept design team and the local delivery team
• Responsible for the agreement on the scope of work, program and fees (together with DM) with designers, including inputs from Technical design team (incl. BIM requirements and other related services)
• Leads definition, preparation and updates of the Design Brief and Technical & Design Manual
• Implementation of HBR MiniREx (standards) into the projects
• Leads the inputs and preparation of BPC material (design related), in collaboration with DM
• Internal stakeholder management: implementation and coordination of the inputs to the design done by internal parties (ex. Workspace-as-a-Service elements)
• Pre-CD2 preparation and management (together with the DC) of the design program as a contribution to the overall project program
• ‘Owns’ the concept design throughout the life of the project and is responsible for maintaining and enhancing the value proposition in the design
• Pre CD2 leads day to day management of the design team, including the program and payment schedule and individual payments (based on inputs from Technical Design team), instruct additional works
• Supervises document management (platform, QAQC procedure…), design team meetings and principals meetings to escalate potential issues
• Responsible for managing the changes that have an impact on the concept of the products
• Contribution to risk identification and stakeholder management in related area (external architects, engineers, etc.); then: identifying and submitting lessons learned on our project
• Managing the current Product Design Team

In Construction Phase:

• Contributes to the post-CD2 preparation and management of the design program
• Contributes to design and change management decision making post-CD2
• Prepares scope of work for the mock-ups and contributes into a discussion on a list of those
• Approves mock-ups based on agreed assumptions and scope of work and DM/Leasing requirements
• Responsibility for preparation and assessment of design studies as a result of changes, value engineering, tenant or third party requirements
• Internal stakeholder management (PDT, Leasing, Development Managers, senior leaders, etc.) for approval of the design
• Supports the Leasing team in discussions with retail tenants concerning technical aspects and possibilities of the Base Building
• Contribution to risk identification and stakeholder management in related area (external architects, engineers, etc.); then: identifying and submitting lessons learned on our project



  • Although we are very open to the background of this individual, we feel it needs to be somebody who started their career at an Architecture Practice who has then moved into a Development Manager position or Project Management role for another Developer/Real estate business
    • The prospective UK Product Design Lead will have to have experience of managing a team as well as being client facing
    • Must have a history of working on commercial projects, this is an essential.


  • Ideally a Degree level education in a property or construction related discipline
    • RICS or equivalent professional body accreditation desire
