HB Reavis’ Postępu 14 now commissioned for use
The Postępu 14 office building developed by HB Reavis has been issued an occupancy permit. This investment, built in the very heart of the Mokotów business district, offers 34,500 sq m of modern office space. The building stands out for its impressive glass elevation with enhancing orange and black features.
–Postępu 14 is the third investment completed by HB Reavis in Warsaw. As was the case with our previous projects, Konstruktorska Business Center and Gdański Business Center I, we once again implemented the highest quality of architecture and construction standards to this striking development. The final outcome is a building which will be attractive to its tenants across all aspects, starting from its appearance, through functionality, all the way to energy efficiency, – said Stanislav Frnka, President of the Management Board at HB Reavis Poland.
The building is seven to ten over-ground storeys high. It is located at the intersection of Marynarska and Postępu streets, in the direct vicinity of numerous bus and tram stops, with a Fast Urban Railway (SKM) station also close by. The development’s strategic location, close to national roads number 7 and 79, as well as the southern ring road of Warsaw, enables a quick and hassle-free commute from the airport and all districts of Warsaw, as well as convenient access to the network of national and international roads. Moreover, the busy thoroughfare which runs directly outside of the property allows for the optimum exposure of tenant logos.
Postępu 14 was designed by Hermanowicz Rewski Architekci studio. Owing to its characteristic design and bold body, the building blends seamlessly into the post-industrial landscape of the once blue-collar district of Służewiec Przemysłowy. What really catches the eye in this investment is the remarkable glass elevation dominated by grey, black and orange colours. Over 440 tonnes of glass were used for its completion. The colourful elements of the façade harmonize with the original lobby décor, unique for its walls covered in red travertine imported from Iran. This stone facing covers an impressive area of 400 sq m. The unique decorative ceiling lighting, designed in the Barrisol system, is also striking.
Postępu 14 is one of very few Mokotów office buildings to have received an “Excellent” BREEAM pre-certification. Thanks to the use of top quality materials and modern solutions, this investment guarantees the most efficient office overheads. The glazed façade allows for unobstructed access of daylight which, on the one hand, enhances work comfort and, on the other, reduces energy consumption. Moreover, energy-saving LED light bulbs have been installed both outside and in all common areas of the building’s interior, which helps lower the overall lighting costs. The complex has also been fitted out with a computer-based control system (BMS), air conditioning and ventilation with a central humidifier, as well as the function of individual control of room temperature. Water consumption for irrigation or refilling cooling towers has also been reduced through harvesting rainwater in a dedicated retention tank.
With the comfort of its future tenants in mind, the building has been equipped with numerous time-saving solutions. The most remarkable of which includes an automated system for reading license plates, allowing drivers to speedily access the parking lot, and fast elevators with a state-of-the-art smart control system which ‘remembers’ floors accessible to individual users. In line with the standards of eco-friendly and innovative work environments, the investment also offers a green patio with an area of nearly 1,500 sq m, lined with a variety of trees, bushes and perennials, such as Cornelian cherries or hydrangeas, as well as lush maple and birch trees, already 6 to 7 meters tall. The focal element of the internal patio is a small characteristic mound. The infrastructure includes some additional facilities, such as bicycle storage racks, showers and charging stations for electric vehicles.
Currently, the investment is in the process of commercialization. ‘Owing to its prime location and high quality business space, the Postępu 14 complex has been attracting high levels of interest since its launch. We are in the midst of advanced negotiations with a number of potential tenants, and are certain that first transactions will be closed imminently,’ said Stanislav Frnka.The construction of the office complex at Postępu 14 commenced in November 2013. The building follows Konstruktorska Business Center as the second HB Reavis investment at Mokotów, and is this developer’s third completed project in Warsaw.
