The third building of HB Reavis’ Gdański Business Center complex delivered in record time
International property development group HB Reavis has introduced another 22,700 sq m of modern office space to the Warsaw market, with as much as 77% of the new space already leased. Building C, being part of the second phase of the Gdański Business Center investment, has just been delivered. The project was completed four months ahead of schedule. This is the third out of what will eventually be four buildings comprised in the complex located in the Warsaw district of Muranów. The entire investment is scheduled to be completed by Q2 2016.
Building C of Gdański Business Center consists of nine above-ground and three underground floors. The complex has been designed to comply with the requirements of the international BREEAM Excellent certification. It is equipped with a rainwater harvesting system; the collected water is used for watering the green areas. The building is also furnished with LED lighting which, in addition to motion detectors and dusk sensors, makes it possible to significantly reduce energy consumption, and thus service charges. The highest possible security level is ensured by state-of-the-art, computerized equipment control systems activated in the event of fire. The source of the fire is automatically identified and visualized, and permanent pressure is automatically maintained in the staircases. Until now, the office complexes in Warsaw have used similar analogue systems only, or sub-assemblies.
The underground and over ground car parks of building C offer 292 parking spaces for both tenants and visitors. A charging point for electric cars, bicycle stands and changing rooms with showers for cyclists are available to employees using environmentally friendly forms of transport. To increase levels of comfort for workers inside the building, openable windows letting in fresh air have been installed, as well as the central HVAC system including humidity control. Owing to individual temperature control, employees can make adjustments to suit their own preferences.
A universally accessible recreational area is being created around Gdański Business Center. There are benches amongst the greenery where the buildings’ occupants can take a break or work outdoors on their laptops availing of the free Wi-Fi. The ground floor of all buildings of the complex will house cafés and restaurants with additional space for a summer garden. Employees can happily have lunch there, arrange a meeting with a business partner or have an ‘integration drink’ immediately after work using the on-site facilities. Residents living nearby will be able to grab a coffee during the day or to socialize with friends in the evening at the Gdański Business Center.
The construction of the second stage of Gdański Business Center began in July 2014. Buildings C and D, being part of phase two of the complex, will deliver a total of 52,500 sq m of office space to the Warsaw market. In total, HB Reavis has delivered almost 155,000 sq m of modern office space to the Warsaw market, spread across three complexes: Konstruktorska Business Center, Postępu 14 and Gdański Business Center (buildings A, B and C). Further projects are either under construction or at planning stages.
