Slovaks Love Nivy – Our Most Successful Retail Project
Wow. We have some great news to report. In 2024, our retail sales exceeded EUR 282 million with a year-on-year increase of more than 17%.
Almost 20 million people visited Nivy mall, the outstanding retail project from our portfolio, last year. To give you a better idea, that’s four times the population of Slovakia! Not only were there 10% more visitors than we had in the already strong 2023, but sales also grew by almost 18% compared to the previous year. That’s significantly more than the 4.5% year-on-year increase in sales seen across the rest of the entire national retail industry. Well done, Nivy mall!
“Nivy mall (often referred to simply as Nivy) has a special place in our portfolio. It is a prime retail project that perfectly complements and diversifies our portfolio and has significant potential for further growth in both revenue and capital value. Nivy mall has thus further strengthened its position in the company’s portfolio, which, in addition to Nivy, includes premium office properties in London, Berlin, Warsaw, Bratislava and Budapest with a total area exceeding 607 thousand square meters, valued at more than EUR 2.7 billion.

The Slovaks Indulged
Compared to 2023, visitors to Nivy spent more last year, especially on health and self-care, and on services. Sales in the health & beauty and service categories strengthened by 36% and 30%, respectively. Fashion remains a strong category, but Nivy mall is reaffirming its position not only as a shopping destination but also as a place to meet and spend time together. Restaurant sales grew 28%, as did fast-moving consumer goods, including groceries. Regular farmers’ markets in the marketplace with produce from 81 local market vendors contributed to this.
Last year, the Nivy Market was also the site of 35 events. In addition to the regular Collectors’ Exchange and Flea Market, which are traditionally very popular, the Beer Festival with Beerstation, the Sashe Design Market, and an event for coffee drinkers and lovers of Italian cuisine were also very well-received. The green roof is a strong attraction for individual leisure time, sports, or relaxation amidst the greenery, but also a popular meeting place for friends, for example at the Rooftop Grill Festival, the Summer Dance Party, or yoga classes.
Almost 40 new establishments were added to the Nivy mall last year, including some that cannot be found anywhere else in Slovakia. The Austrian Aida opened its first confectionery shop here, and the first Slovak outlet was opened in Nivy by the K-Sisters brand – a specialist in Korean cosmetics. This year will again see the addition of some big names. The iconic lingerie brand Victoria’s Secret has just announced its grand arrival. Fashion brands Medicine and Secret Shoes will also come to the Nivy. Lovers of interior design will find their flavour at Home & You and Ayurvedic cosmetics will be available at Spa Ceylon.

Slovaks like shopping malls
Shopping malls are very popular in Slovakia. At the same time, high market saturation brings intense competition. Only concepts that can adapt to the changing market and customer demands attract attention.
“Nivy mall not only allows visitors to do all their shopping under one roof, but also provides opportunities for relaxation, and impresses with its location in the heart of the city, excellent transport accessibility, convenient parking options, and direct connection to the bus station,” adds M. Sedlák.
Visitors also like the centre’s digital app, which has already been downloaded by more than 176 thousand people. Thanks to that, all of the offers are always within easy reach.
