Procurement Manager

We are seeking an experienced Procurement Manager for the construction and technical services sector, who will be responsible for the procurement of construction and fit-out works, as well as long-term technical services related to property management in Slovakia. In this role, you will support projects throughout the completion, commissioning, and warranty periods. You will also manage tenders for long-term technical services, maintenance activities, and CAPEX projects. You will work closely with the Construction, Property Management, Facility Management, Warranty, and Fit-out teams to ensure that selected suppliers and solutions meet our technical, commercial, and operational requirements.

What might appear on your to-do list?

 
  • Manage the end-to-end procurement process for construction and fit-out works, commissioning activities, and technical services, from defining requirements and preparing tender documentation through to bid evaluation, contract negotiations, and supplier selection.
  • Work closely with Construction and Site Managers to understand project requirements and ensure procurement activities support successful project completion, handover, and post-completion works.
  • Review project and technical documentation and translate technical requirements into clear tender scopes, specifications, and supplier evaluation criteria.
  • Procure works and services required for the commissioning of new or refurbished facilities, including outstanding works following project handover.
  • Support the procurement of fit-out works, including the re-tendering of existing contracts and the sourcing of individual construction packages and specialist trades.
  • Support Property Management and Facility Management teams in procuring technical services, repairs, maintenance works, and CAPEX projects across the Slovak real estate portfolio.
  • Collaborate with the Warranty team to address defects and warranty-related matters, including monitoring contractual deadlines and supporting the release of retention payments once warranty obligations have been fulfilled.
  • Review existing supplier and contractual arrangements, identify opportunities for new tenders, and explore alternative suppliers, technologies, and solutions available on the market.
  • Evaluate supplier proposals based on technical quality, overall commercial value, supplier capacity, service continuity, and delivery risks—not solely on the lowest price.
  • Coordinate procurement-related documentation and maintain complete and accurate records within project and contract data management systems.
  • Monitor supplier performance and support the development of reliable, long-term partnerships within technical services and property management.

Do you meet these criteria? You're already a strong candidate!

  • Technical secondary or university education in Construction, Civil Engineering, Building Services Engineering (MEP), Mechanical Engineering, Electrical Engineering, or a related field.
  • At least 10 years of relevant experience, including hands-on responsibility for the full procurement lifecycle within construction, fit-out, and building technical services—from defining requirements and preparing tenders through bid evaluation, contract negotiations, and supplier management.
  • Experience gained with a real estate developer, construction company, or property management/service provider is considered a strong advantage.
  • Ability to read and interpret project and technical documentation and translate technical requirements into clear tender specifications and supplier evaluation criteria.
  • Good understanding of construction processes and post-development activities, including commissioning, project handover, defect management, warranty management, and retention release procedures.
  • Proven experience in procuring construction and fit-out works, as well as long-term technical services such as HVAC, electrical installations, statutory inspections, preventive maintenance, escalators, automatic doors, and other building systems, is highly desirable.
  • Strong technical and commercial acumen, with the ability to assess bids based on overall value, quality, supplier capability, service continuity, and delivery risks—not solely on price.
  • Experience with re-tendering existing contracts, reviewing current supplier arrangements, and identifying alternative suppliers, technologies, and market solutions.
  • Excellent stakeholder management and collaboration skills, with experience working alongside Construction, Site Management, Property Management, Facility Management, Warranty, and Fit-out teams, as well as technical specialists and external consultants.
  • Proactive, hands-on, and solutions-oriented approach, with a high level of accountability, strong attention to detail, and the ability to manage multiple tenders, contracts, and deadlines simultaneously.
  • Good knowledge of the Slovak supplier market within construction, fit-out, and technical services is a significant advantage.
  • Fluency in Slovak is required. English language skills are considered an advantage but are not essential.
