Commercial real estate has a huge impact on emissions. Nearly 40% of the UK’s total carbon footprint comes from the built environment. But planning for change by 2050 isn’t enough. Spaces designed and built today must be part of the solution.

Sustainability has always been part of our DNA, but now we’re upping the ante by making a new commitment. We’re on a journey to net zero by 2030, and our roadmap sets out how we’ll make our projects sustainable at every phase.

Embodied Carbon

Our largest emissions come from the embodied carbon in our development activities. We’re addressing that through our integrated model, we will design for efficiency, procure low carbon materials and reduce waste to achieve our target of 50% carbon reduction on future projects.

Operational Carbon

Our in-house sustainability specialists work with expert consultants to design innovative low energy buildings. And we’re bringing occupiers on our journey, too. Our smart buildings have embedded technology for live monitoring and reporting on energy use, to support our occupiers to meet their own sustainability goals.

  • <475kgCO₂/m² upfront carbon for new developments by 2030
  • <750kgCO₂/m² whole lifecycle carbon for new developments by 2030
  • 20% reduction from business as usual for current projects in design
  • ZERO carbon emissions emissions by offsetting residual carbon for all future acquired projects and Worship Square

  • 5.0* NABERS by 2025
  • 5.5* NABERS by 2030
  • Zero fossil fuel use (unless necessary, e.g. backup generator)

  • ZERO carbon emissions by 2025 for all projects

Corporate emissions targets

  • 4.5% reduction every year
  • 35% reduction by 2030 compared to a 2019 baseline
  • 100% transparency in our reporting

We recognise the long-term value of low energy and carbon efficient developments. Our integrated business model gives us a great deal of influence over how we can reduce carbon emissions at each stage of our projects. By making our value chain greener, we can develop best-in-class workspaces that positively impact the environment and our occupants.

This has resulted in our implementation plan having more than 80 KPIs to help reach our goal of becoming net zero.

We’re driving change today to support tomorrow’s world by setting short and long-term targets. By the end of 2030, we’ll be net zero in embodied and operational carbon for all new standard office developments.

Measure

 

We’re carrying out RICS whole life carbon assessments at every design stage, continuously measuring emissions throughout the life of our buildings and adopting an internal price of carbon for decision-making.

Reduce

 

Committed to designing out waste, we’ll reduce consumption and drive efficient use of materials. Measuring at every stage, we’ll explore the options for lower carbon alternatives on an elemental basis.

Procure

 

We operate a construction management model and self-deliver our projects, directly influencing all procurement and construction decisions, and allowing us to identify and limit carbon emissions. Our pathway creates a bias for action for our supply chain.

Offset

 

In line with best practice, we’re offsetting as a last resort, after maximum reduction as early as possible, to have the most positive impact.

Eliminate

 

We’ll eliminate fossil fuels in construction and building operation, and adopt renewable energy sources on and off-site.

Bloom Clerkenwell: Delivering on London’s ambitious sustainability agenda

Nestled in the heart of Clerkenwell, Bloom is 145,000 sq. ft of work, retail and amenity space with sky-high targets for sustainability. Powered by Citigen, Bloom is a clean and green building thanks to its low carbon and cost-efficient heating and cooling source. 

This commitment to sustainability has secured Bloom with a BREEAM Outstanding certification and an EPC A rating.

Worship Square

Worship Square: A planet-friendly project a decade ahead of its time

Worship Square is one of the most pioneering sustainable pledges London has seen. Spanning 140,000 sq. ft of service-led workspace in Shoreditch, the project is designed to be net zero carbon in both construction and operation.

Every decision at Worship Square has been made with sustainability in mind. Not just the building, but how it’s designed to help occupiers achieve their own goals and help employees actively reduce their own carbon footprints.

One Waterloo: A vision for a sustainable future

One of the city’s largest and most important redevelopment projects, One Waterloo is a vibrant reimagining of an iconic city destination at London South Bank.

Sustainability and wellbeing are at the very heart of this project. Low carbon solutions will be used throughout the demolition and construction phases, with 98.8% of demolition waste recycled. One Waterloo is targeting more than 20% reduction in operational energy compared to the UKGBC 2030-2035 target, and will be home to 150 new trees & over 15,000 plants.
