Benchmark-setting DSTRCT.Berlin by HB Reavis reaches full occupancy
Real estate investment and development company HB Reavis has signed two additional leases for a total of 2,600 square metres at DSTRCT.Berlin, achieving full occupancy of the ultra-modern combined office and retail and lifestyle hub that HB Reavis built at one of the Berlin’s most sought-after addresses after renovating the historic halls in the area in 2022.
The new tenants to soon be moving into Landsberger Allee are Cardmarket, Europe’s largest online marketplace for trading card games. Their teams will enjoy 1,700 square metres of wellbeing and productivity-boosting workspace along with facility services provider Samsic, who are taking 900 square metres in order to further pursue their ambition to become the leader in integrated business services.
“We are very pleased to be able to say that DSTRCT.Berlin is fully leased now. This is a strong sign that the project was built not just to be successful in favorable times. We all know how challenging the market is today. Attracting new tenants takes a lot of effort and what used to be enough a few years ago is now just a baseline. Cardmarket and Samsic’s decisions to move to DSTRCT.Berlin clearly demonstrates the strength of our concept: a modern office campus that combines workspaces with sports facilities, retail, and restaurants. It is a very flexible, and future-forward environment,”
– says Václav Matoušek, CEO of HB Reavis Germany.

Where productivity meets sustainability
Offering more than 50,000 square metres of rental space, DSTRCT.Berlin is a landmark business and leisure destination in the German capital. The project blends contemporary architecture with revitalised historical sites, all developed with a strong focus on sustainability, productivity, and a respectful renovation that preserves the genius loci.
The campus includes a high-end new office building and four listed former industrial halls, complemented by landscaped courtyards, a panoramic rooftop terrace, more than 800 bicycle parking spaces with charging facilities, and 40 electric car charging stations.
The hub also offers a wide range of amenities: a premium John Reed fitness studio is located directly on site, and the nearby SSE swimming and diving arena adds to the variety of wellness destinations within walking distance.
Developed with the needs of everyone spending time on site in mind, DSTRCT.Berlin is designed to offer a healthy, sustainable, and productivity-nurturing working environment. The campus has received the WiredScore Platinum certification and also holds WELL and DGNB certifications at the gold level.
Mobility solutions of DSTRCT.Berlin have been recognised and awarded by the Good Mobility Council and are what makes the project accessible by bike, on foot, or by public transport. With the S-Bahn stations Landsberger Allee and Storkower Straße in close proximity, there is no need to ever drive to DSTRCT.Berlin, contributing to the overall sustainability of the project.
Berlin Central Station and BER Airport are each around 30 minutes away. Green spaces such as Hausburgpark and the nearby Volksparks Friedrichshain and Prenzlauer Berg are significant value-adding elements of the neighbourhood, offering enough space to unwind and relax.
