A former industrial part of Bratislava, New Nivy, is being transformed into a vibrant centre for business and life thanks to projects such as Twin City, Twin City Tower, Nivy Tower and Nivy Station. Designed by top British architectural studios, it is a place where a unique business ecosystem thrives. The recent divestment of the Twin City Tower high-rise is proof of the attraction of the area.
The Valesco Group, a London headquartered European real estate investment manager, along with AIP Asset Management, a Seoul headquartered asset manager, have exchanged contracts to acquire the newly developed Bratislava landmark, backed by South Korean institutional capital, for EUR 120m, making this one of HB Reavis’ largest transactions on the Slovak office market. The purchase price reflects an acquisition yield of 5.75%. The transaction represents the first South Korean investment in the Slovak real estate market.
HB Reavis, an international workspace provider, is developing a new city centre for Bratislava in the old industrial part of town. The sale of Twin City Tower is proof of the New Nivy zone’s attractive ecosystem. The area will give Bratislava a unique mix of technological companies, startups, retail brands and vast possibilities to combine work and leisure.
New Nivy zone, New Heart of Bratislava
The New Nivy zone is becoming the true heart of the capital thanks to a unique business community. The zone will become a coherent city district and thanks to the revitalization of its old industrial heritage, it will become a vibrant place with a mix of retail and office spaces, adequately complemented by new and existing residential projects.
The New Nivy zone is the first in the world to earn the new assessment of the BREEAM Communities International certificate which reflects the complex evolution of the zone. The zone is being developed with regard to sustainability, ecology and functional transportation solutions all while being sensitive to social and communal infrastructure and providing definite socio-economic advantages for end users and the local community.
HB Reavis plans to deliver the tallest building in Slovakia, Nivy Tower, towards the end of 2019. In 2020, we can all look forward to Stanica Nivy, a new international bus station with a supraregional shopping centre, a fresh produce market and a public green roof. In the future, other interesting projects that are already shaping life in Bratislava will follow.
Twin City Tower, entryway to the New Nivy zone
The majority tenant of Twin City Tower is the American technological company Amazon. The building has already received multiple awards, including Development of the Year and Building of the Year, crediting its design concept and sustainable approach.
The British John Robertson Architects and the Slovak atelier Siebert + Talaš are responsible for the design concept of the elegant high-rise. The design of the building with its copper cladding reflects the history of the zone and the previous area of a cable factory. It is the only project in Slovakia aspiring for BREEAM Outstanding and WELL certification.
Space for people, Workspace as a Service
New Nivy gives the Slovak capital a new ecosystem of companies, buildings, brands, public spaces and, as well, people.
